- “What should I do if I have a problem during a week-end?”
- If it is a minor problem, it is better left for Monday morning, knowing that most contractors do not work weekends.
- If it is an emergency, you can call the emergency line open 7 days a week.
- “What is considered as an emergency?”
- Gas leak.
- Water leak or flooding.
- No heater or no hot water.
- “What should I do if I want to leave the property before the end of the contract?”
- Contact us as soon as possible. We’ll contact your Landlord on your behalf.
- You may be obliged to pay your rent until the end of your tenancy except if you can find a suitable tenant to replace you.
- “How long will it take to get back my deposit?”
- It depends on the check out report. If there is no damage to the property, the full deposit will be returned to you.
- We need to receive your final bills to request from your Landlord the authorisation to release your deposit.
- Usually fees for the check out will be deducted to your deposit. In certain cases a professional cleaning can be deducted from your deposit as well.
- “Should I arrange insurance for my belongings?”
- Yes: your landlord is insured for the property itself but not for the contents of the property.
- We advise you to arrange for insurance for your personal belongings.
- “Can I contact my Landlord directly?”
- Chase Devonshire is managing your property on the behalf of your Landlord.
- You are not supposed to be in contact with your Landlord at any time.
- “What happens if I don’t pay my rent on time?”
- You will be charged for any letters sent out for arrears.
- You would take the risk to be evicted for no payment.
- In any case, we advise you to be in touch with us immediately if you have any problems paying your rent.
- “Can my Landlord refuse to renew my contract?”
- We will be in touch with you 3 months previous to the end of the tenancy to ask you your intentions concerning renewing your contract.
- The Landlord is completely free to choose whether to renew your contract.
- In most cases, when the rent has been paid on time and the mid term inspection undertaken without any problem, the landlord is generally happy to renew the contract.
- “What happens if I disagree with the content of the inventory or the check out?”
- We use independent companies to conduct inventories for us. This guarantees total objectivity.
- In case of any disagreement, you will need to note such on the inventory document.
