We do however rely on the landlord to fulfill certain responsibilities during the tenancy:

  • To provide utilities to the property such as water, gas, electricity etc.
  • To ensure that all essentials such as heating, hot water and sanitation are available and working.
  • To ensure that all electrical appliances are safe and in working order.
  • To abide by the law of the land in respect to safety certificates (gas, electrical and fire).
  • To ensure that the mortgage is paid on time and that the relevant authorisation has been granted by lenders.
  • To pay service charges where applicable.
  • To provide the tenant with garden tools in order for them to upkeep the outside area.
  • To inform Chase Devonshire with any restriction enforced by your lease.
  • To ensure that all repairs are completed within good time. (Chase Devonshire will facilitate all repair or maintenance issues and will look to you for speedy authorisation to complete the task).
  • To have buildings & contents insurance in place.
  • To allow your tenants quite enjoyment of your investment property.
  • To pay the council tax & utilities when the property is vacant.
  • To ensure the tenant’s deposit is held by a custodial fund holder such as Chase Devonshire Ltd.
